What are the requirements when buying a caravan on site? Is it like buying a car where just the ownership papers are signed?
Also is a warrant of fitness necessary, because I have no intention of moving it.

This falls a little out of our area of expertise as we deal with vehicles that are used on the road. But essentially, if you have no intention to use it on the road a WoF would not be necessary. Therefore, sign the change of ownership papers and that's about it.
Other things such as an electrical WoF will be required if the caravan is plugged into the site's power supply.
